Description of the Lands: All that messuage or tenement situate, lying and being in the Town of Fergus in the County of Wellington and Province of Ontario; being composed of part of the five (5) acre lot east of Gowrie Street and South of the Grand River in Webster’s survey in the said Town, and which said parcel or tract of land or premises may be more particularly described as follows: Commencing at a point in the southwesterly limit of said lot distant five hundred and seventy-one and thirty-five one hundredth (571.35) feet measured northwesterly along the said southwesterly limit, being the northeasterly limit of Gowrie Street from the southerly angle of the said lot; Thence the North 42 degrees 43 minutes East two hundred (200) feet; Thence the North 42 degrees 17 minutes West One hundred and Twenty-seven and seventy-seven one-hundredths (127.77) feet to the southeasterly limit of the lands conveyed to the Village of Fergus by the Registered Instrument No. 3911 S-8 Thence Southwesterly along the said southeasterly limit to its intersection with the southwesterly limit of the said lot; Thence South 42 degrees 17 minutes East along the said last mentioned limit, being the northeasterly limit of Gowrie Street, One Hundred and Thirty-one and Seventy-nine one-Hundredths (131.79) feet to the point of commencement. Together with a right-of-way over part of the said lands conveyed to the Village of Fergus by Registered Instrument No. 3911 being a strip of land Thirty (30) feed in the width measured southeasterly from the top of the southeasterly bank of the Grand River and running across the northwesterly end of the said Five (5) Acre lot and Two Hundred (200) fee in length measured northeasterly from the southwesterly limit of the said lot
