SAINT-LAURENT, QUE. — The boroughs of Saint-Laurent and Ahuntsic-Cartierville in Montreal have released a planning report calling for a large multi-use transit-oriented development to be developed around the new Bois-Franc station of the Reseau express metropolitain (REM).
The plan was included in a report prepared by the firm Provencher_Roy. The development could include 7,700 new housing units, 39,600 square metres of office space, 37,700 square metres of commercial area and 23,300 square metres of institutional floor space in addition to parks and public spaces, stated a June 9 release.
The Bois-Franc development area extends within a radius of one kilometre from the Bois-Franc train station. The station, currently part of the Deux-Montagnes exo train line, will be replaced by the REM facility by 2023.
The two boroughs are working in partnership on the project. The next step is the adoption of a joint special urban planning program for the two boroughs, to be followed by several regulatory amendments to be undertaken next year.
“This planning process has proven to be a rich and captivating undertaking for all stakeholders. The report indicates that the sector being studied has the potential to welcome some 15,000 new residents over the next 20 years. In this context of sustained densification, the importance of the extension of the Orange line from the metro to the REM Bois-Franc station cannot be ignored, as well as the need for other public infrastructure in order to provide adequate services to residents,” commented Mayor of Saint-Laurent Alan DeSousa in the statement.
