Bentall Kennedy plans to develop 31-storey tower for downtown Vancouver
MUSSON CATTELL MACKEY PARTNERSHIP — A rendering shows what Bentall Kennedy’s tower at 1090 West Pender St. in Vancouver could look like. The tower is currently being reviewed by the city. It was designed by Musson Cattell Mackey Partnership.

VANCOUVER — New renderings offer a glimpse into a massive tower development planned for downtown Vancouver.

The 31-storey office building planned for 1090 Pender St. includes a three-storey retail podium with below grade parking.

“The massing of the building conforms to the heights of the site view cone parameters, celebrates its corner location and resolves the intersection of the two downtown street grids,” reads a description of the project from architecture firm Musson Cattell Mackey Partnership (MCMP) on its website. “The three-storey podium continues the street massing of Pender Street and provides a receptacle for the singular form of the tower. A canopy element visually holds these two forms together and provides weather protection and a statement of entry.”

The rooftop will feature two private roof terraces at the top and a larger roof terrace at level four, which will be accessible to all tenants.

The building envelope with be constructed with triple glazing and glass solar shading.

“The horizontal external expression recognizes and enhances the differing solar orientations and cardinal ‘gateway’ vistas that provide orientation of the building within the downtown core,” stated MCMP.

The city has already approved a rezoning application submitted by the project’s developer, Bentall Kennedy. In 2017, Bentall Kennedy sent a development application. The site is currently occupied by an 11-storey office building built in the 1970s.
