Spadina-Sussex High Rise Student Residence / Toronto

Scope

Demolition, site work and new construction of a mixed-use development in Toronto, Ontario. Completed plans call for the construction of a 385,000-square-foot, 23-story above grade, 230-unit, 508-bed multi-residential development; and for the demolition of a educational facility. Construction of a 23-storey mixed-use student resident tower to accommodate 508 students (230 residential units; mix of 1-3 and 3 bedrooms) with retail space at ground level. The block of 10 rental townhomes will include 6 rental replacement units for the existing rental units on site. Residents will have access to a selection of common areas geared toward the student lifestyle, including a study space, a project/experiment room, a music practice room, a fitness studio, and a student laundry room, all located on the mezzanine level. The second floor will house a pair of dining halls and associated kitchens and offices, as well as a multipurpose event space. A block of two-storey townhomes continues to be proposed to the west as part of the development. The existing heritage building at 698 Spadina Avenue and its facades will be incorporated into the new structure. Project is targeted for LEED Silver Certification.
