St. Joseph's Villa Reactivation Care Centre Renovation

Scope

Renovation of an elderly care / assisted living facility in Hamilton, Ontario. Completed plans call for the renovation of a elderly care / assisted living facility. St. Joseph's Healthcare Hamilton (SJHH) requires a qualified General Contractor to perform both interior and exterior work on St. Joseph's Villa (SJV); a fully operational long term care facilities located on 56 Governors Road, Dundas, Ontario. The scope of work entails both interior and exterior components. The interior work involves, but is not limited to, the abatement of designated substances and the removal of non-structural elements in floors 2, 3, and 4 of the east wing, and the resulting fit-out of these floors to include 57 transient care beds. Exterior work will involve window replacement, balcony guards, and HVAC work as indicated in the consultant drawings. Additional infrastructure work will take place on floors 1, 5, Ground, Basement, and Roof as indicated in the consultant drawings. Refer to the Summary of Work section included in Division 01 of Volume 1 Specifications for further information. Additionally, also refer to the decanting of priest quarters as identified in the prior mentioned section. Prospective contractors, which have been prequalified by SJHH, will need to work in and around occupied spaces as indicated in the drawings and specifications. Regular hours of work are Monday to Sunday from 7:30am to 5:30pm with other restrictions as specified. All work will need to be coordinated with base building contractors retained by SJV as indicated in the drawings and spec. Refer to Appendix 7 for a listing of mandatory base building contractors and contractors currently used by St. Joseph's Villa. A Building Permit has been received to commence work. The anticipated start date for this project is approximately 4.5 to 5 months from the tender posting date. Work for this project is to be Substantially Performed in 20 months or better from the date of award letter to the successful bidder. Early Occupancy of the 4th floor by the Owner is to be attained in 12 months or better from anticipated start date. Subject to St. Joseph's Healthcare Hamilton's reserved rights and privileges set out in this RFT, the Contract shall be awarded to the bidder that submitted the compliant Bid with the lowest Procurement Value. Bidders eligible to submit Bids for this Request for Tender have been previously selected through the process of Request for Supplier Qualifications 01-2122-RFSQ. Only those pre-qualified firms from 01-2122-RFSQ shall be eligible to submit Bids for this Request for Tender. All responses to this Request for Tender shall be submitted in English.
