A new 30-storey mixed-use tower is set to rise in Surrey, B.C. — a project developer Avani Investment Group Inc. describes as a “gateway landmark” on the southern approach to the city centre.
Located at the corner of King George Boulevard and 98th Avenue, the tower will include seven floors for a Hilton-branded hotel with more than 100 hotel rooms along with indoor amenity space such as meeting and multi-purpose rooms, an exercise area and pool.
Above the hotel levels, the Avani Centre will include more than 180 condominiums ranging in size from studios to three-bedroom suites. The building will also feature a “limited number” of ground-level city homes.
The project was approved by the city in 2017 and completion has been scheduled for 2022.
Architect Maxime Frappier of acdf* architecture in a joint effort with Architecture49 Inc. designed the building with Stantec Consulting providing the engineering support. The construction manager is Magil Construction.
According to the architect, the tower is subdivided into multiple slabs, with a green outdoor space halfway through the tower to indicate the separation between the hotel and condominium.
The lower portion of the building will feature green terraces and a ground level public space while the upper portion of the tower is slightly rotated to accommodate views of the city centre.
According to a release, the sites surrounding the building include Holland Park, the Central City Shopping Centre, SFU-Surrey, the Surrey Memorial Hospital medical district, the Jim Pattison Outpatient Care and Surgery Centre, and Innovation Boulevard.
The location has been described as convenient for health care workers and researchers “who, for the first time, have an opportunity to own new homes with the amenities of an urban highrise development practically next door,” states Avani.
The developers say Avani Centre will also be ideal for those who commute to Vancouver, which is 35 minutes away from the King George SkyTrain station, located across the street. A future Surrey LRT commuter rail station at King and Fraser is also in the works.

“Avani Centre will provide homes for permanent residents and hospitality for visitors in a part of Surrey that is attracting more and more attention because of the many great things happening here.”
The project will be designed to LEED Silver certification, states the developer.
