Metro Vancouver updates social-housing renewal plans

VANCOUVER — Metro Vancouver has issued an update of the status of major renovations of Metro Vancouver Housing projects, highlighting completed and upcoming projects to be wrapped up by the end of 2025.

“Building new affordable rental housing is a top priority for Metro Vancouver, and we’re also looking for ways to renew our existing buildings,” said Mike Hurley, chair of Metro Vancouver’s board of directors, in a release. “We are a leader in affordable housing renewal, and I’m pleased to see so many projects in the construction and design phase.”

Metro Vancouver Housing has a planned investment of $65 million in the next five years for building renewal and has earmarked another 14 sites for future renewal projects.

Funding partners have included the Canada Mortgage and Housing Corporation and FortisBC. The CMHC announced it has contributed $5.6 million in funding from its Affordable Housing Fund toward the repair of a minimum of 560 units from Metro Vancouver Housing’s portfolio over three years. FortisBC has contributed to a deep energy retrofit project that is underway at Manor House.

“Repair and revitalization work is important for energy efficiency, climate action and longevity, and we can’t do it alone,” said Dan Ruimy, chair of Metro Vancouver’s Housing Committee. “We are grateful for the support we have received from our funding partners and we look forward to continuing this important work together.”

Completed and current projects include:

  • Evergreen Downs, Delta, completed spring 2022 – replaced exterior wall cladding, windows, exterior doors, roof membrane and balconies; integrated community gardens; added exterior insulation and electric air source heat pump; received funding from the CMHC Affordable Housing Fund.
  • Kelly Court, Vancouver, completed December 2022 – replaced exterior wall cladding, windows, exterior doors, roof membrane and balconies; created new outdoor amenity space with accessible community garden.
  • Manor House, North Vancouver, construction underway, anticipated completion late 2024 – replacing exterior wall cladding, insulation, air and moisture barriers, windows, exterior doors, balcony membranes and guardrails; upgrading HVAC and water systems; beautifying lobby and common areas; received funding from FortisBC and the CMHC Affordable Housing Fund.
  • Strathearn Court, Vancouver, construction underway, anticipated completion late 2025 – replacing exterior wall cladding, windows, exterior doors, roof membrane, balconies and ground-level waterproofing; upgrading outdoor amenity spaces; received funding from CMHC Affordable Housing Fund.
  • Le Chateau Place, Coquitlam, design and permitting underway, anticipated completion late 2025 – replacing exterior wall cladding, air and moisture barriers, insulation, windows, exterior doors and balconies; upgrading to electric HVAC system and electric heat pumps; received funding from CMHC Affordable Housing Fund.
  • Minato West, Richmond, design and permitting underway, anticipated completion December 2025 – replacing stucco and siding with new exterior air and moisture barrier, insulation and cladding; upgrading windows, doors and exterior walkways; received funding CMHC Affordable Housing Fund.
  • Crown Manor, New Westminster, design and permitting underway, anticipated completion December 2025 – replacing exterior wall cladding, air and moisture barriers, insulation, windows, exterior doors, balcony membranes and guardrails; adding two new residential units, increasing density by nine per cent; received funding CMHC Affordable Housing Fund.
