All aboard for CN Rail warehouse transformation to office
A 25-year-old CN Rail warehouse in Brampton, Ont. is being transformed into a modern 60,000-square-foot office building. -

Construction is underway in Brampton, Ont. on an estimated $8.3 million project that will transform a CN Rail warehouse on Devon Road into a two-storey office space. As well, an addition is being constructed.

 

Project manager and architect Sabin Baidoc of Vaughan-based Ware Malcomb said an existing one-storey office structure has been demolished on the site in advance of construction.

In the case of the warehouse, only the steel structure, roof deck, electrical vault and exterior walls are being retained.

Metal siding will be stripped and a second floor constructed within the warehouse space. A two-storey addition will be built at the front.

“In the end, the building will be a two-storey office for approximately 300 people,” Baidoc said. “The total area will be approximately 60,000 square feet.”

Demolition contractor was United Wrecking Inc.

The project is being undertaken by a team that includes Del-Ric Integrated Construction, consulting structural engineers Hannigan Engineering Ltd., mechanical engineers John Angus and Associates, electrical engineers Axiom Engineering, civil engineers Crozier & Associates, landscape architects MHBC Planning, Urban Design and Landscape and interior designers Straticom.

From a construction perspective, Baidoc said one of the challenges will be construction of the new second floor using core slabs.

Another challenge, he said, is the tight construction schedule. Occupancy is scheduled for Oct. 30. The former warehouse was constructed in 1987.
