RFQ Construction Management at Risk - McNally House Hospice Building Renovation, Addition and Expansion

Scope

Site work, new construction and renovation of a medical facility in Grimsby, Ontario. Completed plans call for the construction of a 20,000-square-foot, two-story above grade, one-story below grade, 10-bed medical facility; for site work for a medical facility; and for the renovation of a medical facility. McNally House Hospice ("Owner") is inviting interested groups or teams to submit responses to this Request for Pre-Qualifications ("RFPQ") indicating their interest and presenting their qualifications to perform the role of construction manager for the McNally House Hospice Building Renovation, Addition & Expansion located at 148 Central Ave, Grimsby, ON. Based on the outcome of this RFPQ, a number of teams will be shortlisted and invited to respond to a Request for Proposal ("RFP") for Construction Management at Risk Services to undertake the project. The Project: Serving the Niagara West communities of Grimsby, Lincoln and West Lincoln, McNally House has an approach to palliative care that reflects the hospice philosophy, through comprehensive and compassionate programs for residents and their families. Since 2008, McNally House Hospice has provided a residential setting with 24-hour specialized palliative care, free of charge, to people living with a life-limiting illness, as well as those in their life circle. As part of their expansion plans, McNally House Hospice wishes to carry forward the renovation and addition to their existing building and the construction of a new building expansion., based on the anticipated scope of work: - Existing 1-Storey Building Renovation: 650 m2 - Existing 1 Storey Building Addition: 50 m2 - New 2-storey Building Expansion: 1800 m2 GFA. - New connecting enclosed pedestrian bridge: 100 m2 The project will be "Construction Management at Risk" with Pre-Construction Services commencing in early Fall 2022 and subsequently evolving into a fixed price (CCDC 2 - 2020 based) construction contract based on pre-established General Contractor rates. Construction work is intended to commence in early spring 2023. For working purposes, the project consists of 650m2 of existing building renovation, 50m2 of addition to existing building, 1900 m2 of new building expansion. The estimated hard construction budget is the range of $10.0 million.
