Identification of Premises

ALL AND SINGULAR that certain parcel or tract of land and premises situate, lying and being in the city of Toronto, in the Municipality of Metropolitan Toronto and Province of Ontario, being composed of Lot Nos. 4 and 5, and part of lot No. 6 on the East Side of Yonge Street, according to a plan filed as No. 22A, in Registry Office for the Registry Division of Toronto and which said parcel is more particularly describer as follows: COMMENCING at the intersection of the easterly limit if Yonge Street, with the Northerly limit of Shuter Street, as defined by the City, as the same as defined by the South - Westerly angle of a new stone pier, and being also in the Westerly production of the southerly face of the main wall of the old frame building formerly standing on the herein described lands; THENCE Northerly along the said limit of Yonge Street, one hundred and thirty-five feet and seven and a half inches (135’7 1/2”) to the intersection of the Northern face of the Northerly wall of the most Northerly store building standing in 1913 upon herein descibed lands; THENCE North seventy-three degrees and thirty minutes (73 30’) East , along the last mentioned face wall, forty-four feet and six inches (44’6”), more or less, to an angle in the said wall; THENCE Northerly about parallel to the said limit of Yonge Street, six and three-quarters inches (6 3/4’). more or less, to Northerly face of the rear or Easterly portion of the last mentioned wall; THENCE in the Easterly direction, about North seventy- three degrees and thirty minutes (73 30’) East along the Northerly face of the least mentioned wall, and the extension thereof, in an easterly direction, seventy-eight feet and two and a half inches (78’ 2 1/2”), more or less, to the Westerly limit of a lane in rear of the said lots; THENCE Southerly along the said limit of lane, one hundred and thirty-five feet and seven and a half inches (135’ 7 1/2”), More or less, northerly limit of Shuter Street, aforesaid; THENCE Westerly along the last mentioned limit, one hundred and twenty-two feet (122’), more or less, to the place of beginning. TOGETHER WITH all the rights and privileges which the said Grantor now has or shall have to or in respect of (as party walls) the South walls of the brick building standing on the lands immediately to the North of the lands herein described. As described in instrument No. CT 957884: The Northerly boundary of Shuter Street and the easterly boundary of Yonge Street have been confirmed under the Boundaries Act by Plan 8A-1091 registered on the 3rd day of October, 1977 as Instrument No. CT 257509
