Identification of Premises
Floors, 19, 20, 22 and 23 part of Suite 2100 for Woodbridge Company Limited: All and singular that certain parcel or tract of land and premises situate, lying and being in the City of Toronto in the Municipality of Metropolitan Toronto and Province of Ontario and being composed of parts of Lots 5 and 6 on the north side of Richmond Street West, according to the Town of York Plan, the boundaries of the said parcel being described as follows:
Premising that the easterly limit of York Street between Richmond Street West and Queen Street West has an astronomic bearing of north 16 degrees 42 minutes 00 seconds west and relating all bearing herein thereto.
Commencing at a point in he southerly limit of Queen Street West distant 53.31 feet measured westerly from a point in the southerly limit of Queen Street West where the same is intersected by the site of the easterly face of the easterly wall of the three storey brick building formerly standing in October, 1964, on the northwesterly part of the said Lot 5 known as premises 69 Queen Street West, the said point of intersection being distant 31.00 feet more or less measured easterly along the said southerly limit of Queen Street West from the westerly limit of said Lot 5;
Thence south 16 degrees 30 minutes 50 seconds east along a line drawn southerly at right angles to the said southerly limit of Queen Street West, a distance of 108.42 feet to an iron bar;
Thence north 73 degrees 29 minutes 10 seconds east along a line drawn parallel to the said southerly limit of Queen Street West, a distance of 19.90 feet more or less to an iron bar defining the northeasterly angle of a parcel of land now or formerly owned by the Corporation of the City of Toronto and described as PART 13 in Instrument No. 58256 E.S. registered in the Registry Office for the Registry Division of Toronto;
Thence north 74 degrees 09 minutes 30 seconds east along the site of a line of an old fence to and along the site of the southerly face of the southerly wall of the brick stable formerly standing in part on the herein described parcel of land and along the site of a line of an old fence in all 73.54 feet to the westerly face of the westerly brick wall of a building standing in 1965 upon the property immediately adjacent to the southeast of the herein described property known as the Temple Building;
Thence north 16 degrees 31 minutes 10 seconds west along the said westerly face of wall to and along the easterly face of the easterly wall of the former brick building standing in 1965 upon the westerly part of the herein described property and known as the Hotel Municipal, 24.31 feet more or less to an iron bar in a line drawn parallel to the southerly limit of Queen Street West and distant 85 feet 0 inches measured southerly perpendicular to the said southerly limit of Queen Street West;
Thence north 73 degrees 29 minutes 10 seconds east along the aforesaid parallel line 41.57 feet more or less to the intersection thereof by a line drawn southerly at right angles to the said southerly limit of Queen Street West from a point therein distant 27.52 feet measured westerly there along from the westerly face of the westerly wall of an old brick building formerly fronting on Bay Street;
Thence north 16 degrees 30 minutes 50 seconds west along the said line drawn southerly at right angles to the said southerly limit of Queen Street West, a distance of 85.00 feet more or less to the said southerly limit of Queen Street West;
Thence south 73 degrees 29 minutes 10 seconds west along the southerly limit of Queen Street West, 135.00 feet to the point of commencement.
Together with all rights and privileges as set out in a Memorandum of Settlement filed in the Registry Office for the Registry Division of Toronto on the 26th day of May, 1967 as Instrument 62181 E.S. As amended by a further agreement between the parties thereto dated the 1st day of March, 1968 and registered in the said Registry Office on the 28th day of June, 1968 as Instrument No. 64158 E.S.
