TORONTO — Alliance REIT has announced the completion of work at Forest Hill Manor, a renovated pre-war mixed-used building located at 404 Spadina Rd. in Toronto.
Forest Hill Manor, designed in 1931, is the only apartment building designed by architect Herbert George Duerr and the renovators took care to maintain such special features as the brickwork, ornate design and turn-of-century gated elevators, the developer stated.
According to the Biographical Dictionary of Architects in Canada, Duerr opened his own office in late 1926 and by the mid-1930s had adopted a progressive modernist esthetic for his work which attracted the attention of the Famous Players theatre chain. He became the chain’s corporate architect, designing many of their movie theatres across Ontario.
The project features 31 modern loft-style rental apartments and four retail stores in central Forest Hill Village, stated a release.
Forest Hill Manor renovations began in May 2021 and included the modernization of 31 units, including restoring the original hardwood flooring and heritage features, updating mechanical elements and building new kitchens with stone counters, ensuite washer and dryer and other amenities.
Rentals start at $2,100 for one bedrooms and go up to $2,600 for two bedrooms.
Alliance REIT maintains a portfolio of low-rise boutique buildings located mostly south of St. Clair Avenue in Toronto.
“We take underutilized turn-of-century properties, often heritage buildings, and turn them into boutique, modern, hard loft apartments that add value to the neighbourhood. Forest Hill Manor is a good example of our work,” stated Hooman Tabesh, CEO of Alliance REIT.
“We have completed the entire project without displacing any of the existing residents or raising rents above guidelines.”
