Two distribution centres to be built in Quebec
ROSEFELLOW — Rosefellow, a real estate development firm, is designing and constructing a $75 million facility, located on a 626,000-square-foot parcel of land in Pointe Claire, Que. It will house the Dormez-vous and Steve Madden distribution centres.

POINTE-CLAIRE, QUE. — Real estate development firm Rosefellow and its partners, F.I.T Ventures and Skyline Industrial REIT, have announced the construction of a new distribution centre valued at more than $75 million in Pointe-Claire, Que.

The project, located on 626,000-square-foot parcel of land, will house the distribution centres of Steve Madden and Dormez-vous. The 275,000-square-foot building is jointly owned by Rosefellow, Skyline Industrial REIT and F.I.T. Ventures. It combines storage space and offices located near the Trans-Canada Highway and Victor-Davis Avenue and is close to key essential services ranging from Montreal’s Pierre-Elliott-Trudeau International Airport and distribution centres operated by Canada Post, Fedex and UPS.

In terms of sustainability, the facilities will include ventilation units equipped with energy recovery (85 per cent efficiency) technology, a white roof designed to reduce heat islands and trees that will be planted to provide shade in parking areas, states a release.

Electric vehicle charging stations will be added alongside numerous green spaces foreseen in the plan. To reduce demolition residue, 88 per cent of the materials will be integrated into the construction, including 550 tons of metal, 6,650 tons of concrete and 400 tons of bricks and asphalt, adds the release. The fully-rented project will be formally delivered in the summer of 2023.

“The West Island hosts a booming, versatile, industrial sector. We are delighted to further help develop this territory and to offer customers facilities that are designed based on sustainable, innovative standards. We are honored with the trust and collaboration that renowned companies such as Dormez-vous and Steve Madden have placed in us,” said Mike Jager, Rosefellow’s co-founder and co-owner, in a statement.
