Caivan introduces legal secondary suites in Brampton townhouses
CAIVAN—Caivan is offering four floors of living in a set of Brampton, Ont. townhomes, with the option to utilize the main and finished lower level as a legal secondary residence.

BRAMPTON, ONT.—Ontario homebuilder Caivan has announced it is introducing legal secondary suites into its new Arbour West community in Brampton, Ont.

The Advantage Townhome Collection at Arbor West includes 60 freehold, dual-entry and dual-occupancy townhomes with legal secondary suites as a standard feature, incorporating two floors of living space in each residence, explains a release.

The freehold townhomes provide four floors of living, with the option to utilize the main and fully finished lower level as a legal secondary residence. The townhome offering is intended to address the needs of multi-generational families as well as representing an investment opportunity.

Floorplans will feature four to five bedrooms, three to 4.5 bathrooms and two parking spaces (in a one-car garage). All residences will have separate, dedicated entrances on opposite sides of the townhome. Prices starting from approximately $1.1 million, with monthly rental cashflows that are projected in the low $3,000s for the upper residence and upper $1,000s for the lower residence.

“The housing crisis is incredibly acute,” stated Jonathan Wiseman, executive vice-president of sales for Caivan, in a statement. “We’ve seen how illegal secondary suites can cause unsafe and overcrowded living conditions for residents and neighbours. It’s our hope that these townhomes can provide a safe and comfortable solution that meets the city’s needs.”

The community is located near Mississauga Road and Bovaird Drive in Brampton.
