ROGERS REAL ESTATE DEVELOPMENT — The first three phases of M City in Mississauga, Ont., M1, M2 and M3, are currently under construction after the community’s tallest tower, M3, broke ground in fall 2020.

MISSISSAUGA, ONT. — Rogers Real Estate Development and Urban Capital have announced plans for the latest phase of their Mississauga community M City, a 67-storey residential tower to be called M4.

The building features what is billed as a “smart building ecosystem.” M4 will feature a distributed antenna system, a recent release stated, that will distribute the Rogers wireless cellular network throughout M4, increasing connectivity in typical building dark spots such as inside an elevator or in the basement garage.

Each suite will also be equipped with Rogers Ignite Internet Gigabit, offering upload and download speeds of up to 1.5 Gigabits per second, and residents will have access to the Rogers Smart Community 1VALET app, which includes contactless building access and facial recognition entry. There will also be a smart door lock and smart thermostat included in every suite.

Design is by CORE Architects, with four “towerettes” or vertical fins that rise out the podium and terminate at different heights in the sky. M4 will have 954 units ranging from 420 to 1,330 square feet.

Cecconi Simone designed suite interiors as well as the 36,000-square-foot amenity program, which is spread across three floors. Amenities include the Nakaniwa Garden, open-air saltwater pool, outdoor amenity terrace, communal workspace, fitness centre, playroom, and dual-purpose party room and co-working space.

M4 is the fourth of eight towers planned for M City, which is expected to have 6,000 units at buildout. The community is under construction near Burnhamthorpe Road West and Confederation Parkway in Mississauga.

“The success of our first three phases of M City continues to prove that there is deep and consistent demand to live in Mississauga, particularly in the emerging downtown,” said Mark Reeve, partner at Urban Capital, in a statement. “With M4, we’re raising the stakes, delivering one of most tech savvy buildings in all of Canada. This is another important step towards realizing the city’s Downtown21 master plan and cementing Mississauga at the forefront of city building and development.”
