COURTESY SAVANNA — A new condo and complex, known as Olara, is a two-building condo project that will be 26 storeys tall and feature 275 private residences and 170 rental units, along with 80,000 square feet of indoor and outdoor amenity spaces. New York-based Savanna, a real estate investment and development firm, is developing the sprawling West Palm Beach, Fla. complex.

Construction has started on Olara, a private dock and highrise condo towers at a massive waterfront luxury complex in West Palm Beach, Fla., that will feature a private marina and world-class restaurant.

The condo and complex will overlook the Atlantic Ocean, Palm Beach Island and the Intracoastal Waterway.

The dock project will extend about 192 feet out into the Intracoastal Waterway.

The two-building condo project will be 26 storeys tall and feature 275 private residences and 170 rental units, and 80,000 square feet of indoor and outdoor amenity spaces. There will be a 13,000-square-foot-fitness centre with open-air yoga deck, performance training zones and a recovery and regeneration spa.

There will be two large swimming pools onsite specifically designed for leisure and lap swimming. Additional amenities include co-working spaces and individual boat slips.

New York-based Savanna, a real estate investment and development firm, is developing the sprawling complex.

Olara “blurs the lines between where we live and where we play,” the developer says. “Living here, the possibilities are as limitless as the horizon that spreads before us.”

The dock is slated to open early this summer. It will provide Olara residents with the opportunity to enjoy a wide array of unique experiences, such as a private yacht charters to Palm Beach Island.

“Incorporating the private dock was one of the first decisions we made in the development process, and quickly became central to our vision,” explains Chris Schlank, president and co-chairman of Savanna. “While many other projects have waterfront views, not many encourage and allow for residents to get out on the water like Olara. With dockage becoming increasingly limited in South Florida, we felt this was an amenity that our buyers would appreciate.”

Renderings of the complex show two integrated towers with plenty of windows and glass balconies that wraparound the building.

Schlank says Palm Beach epitomizes a new way of working and living and Olara, which means gentle wave, will have sustainability built into every aspect of the complex.

“The project is going to be a LEED-certified project. It’s going to be built to the highest standards with respect to sustainability. We’re building bits and pieces of everyday life.”

General contractors SavCon and Gilbane are overseeing the project. The project was designed by Miami-based Arquitectonica. The firm has designed a number of well-known projects, including the Microsoft Europe Headquarters in Paris, the Bronx Museum and Westin Times Square in New York. Arquitectonica’s design was inspired by the flow of the waters and the life that surrounds it.

The private dock will be one of the most exclusive amenities offered at any West Palm condominium, and will feature a pair of house yachts, three for-purchase boat slips and a dedicated seafaring concierge who can arrange deep-sea fishing and catamaran scuba and snorkeling tours. Residents will also have access to water sports like paddleboarding, kayaking and floating tubes.

In the condo tower, meanwhile, floor-to-ceiling windows will open onto deep terraces, bringing the outside in.

The complex will feature wellness amenities like a five-star recovery and regeneration spa, a recovery zone featuring Normatec compression therapy and Hypervolt massage equipment, a Japanese-style Onsen, sauna, steam and treatment rooms, cold plunge, vitality pools and meditation rooms.

Cabanas will line the two swimming pools. They will have a juice bar and overlook the Intracoastal Waterway. Additional spaces include a games room, private dining room and catering kitchen designed by Gabellini Sheppard Associates, an architectural and interior design studio.

Residents who work from home will also have access to a multimedia lounge, private offices, conference spaces and a co-working lounge.

Personalized services will include a concierge, 24-hour private security, valet, in-home dining offerings and catering, and access to an Olara residents app.

Renowned chef José Andrés will open his first new restaurant concept in the Palm Beaches on the ground floor of Olara. The 8,500-square-foot restaurant will provide both indoor and outdoor waterfront dining.

According to the developer, Olara promises to be a transformative development for West Palm Beach, blending luxury living, culinary excellence and waterfront lifestyle offerings to create an unmatched experience.

Residences at Olara will be two- to four-bedroom plus den units, with floor plans ranging from 1,500 to more than 4,200 square feet. Prices start at $2 million.

Savanna is also planning to build a 369-unit apartment building on a 1.6-acre site at 1830 North Dixie Highway. The building will include 7,600 square feet of retail space and likely include a fitness centre.
