Devimco launches Montreal Square Children’s project phase two sales

MONTREAL — Devimco Immobilier has announced the launch of the next phase of its Estwest condominium project within the $400-million joint venture Square Children’s development, initiating sales of 300 more units in Estwest’s phase two.

A media statement issued Nov. 14 indicated strong buyer demand for the initial Est tower, with 95 per cent of 307 units sold within a few weeks, prompted the release of the second-phase West tower.

“This demonstrates the appropriateness of our choice for revitalizing the site of the former Children’s Hospital and creating more housing in downtown Montreal,” said Serge Goulet, president of Devimco Immobilier, in the statement.

The Square Children’s Project will see the redevelopment of the former Montreal Children’s Hospital in the Shaughnessy Village area of downtown Montreal at the corner of Rene-Levesque and Atwater streets.

The project calls for 1,400 residential units in both condo and rental form in addition to other uses including a new library and community centre, commercial space, gardens and a large park. Devimco’s partners are the Fonds de solidarite FTQ and Fiera Capital Corporation.

The West tower will feature units ranging in size from 270 to 1,833 square feet, from studios to three bedrooms, with penthouses on the upper floors.

There will also be an “urban cottage” on the top floor, an oasis-type pool on the terrace, an on-site concierge and indoor parking for cars and bicycles.

A nurses residence on the site will be preserved and integrated into the project.

Following Montreal city council approval of the project, initial work completed over the summer involved removing asbestos from the former hospital buildings.

Demolition of the other buildings on the site will include preservation of some architectural elements that will be returned and highlighted during construction, Devimco explained.

That part of the project also began in the summer with a planned completion of demolition slated for April, 2018.

Excavation work was scheduled to begin this fall and the targeted project completion date is July 2022.
