TORONTO — Canada Lands Company has announced it has submitted its Downsview West District Plan to the City of Toronto.
The 74-acre Downsview West plan would create 8,800 homes, providing homes to 17,000 residents, stated a release. The plan was submitted Oct. 24.
Downsview West is one of 10 districts within the recently approved Downsview Secondary Planning Area, extending 520 acres. Canada Lands is working on developments for four of the districts, stated a release, targeting a total of 22,000 housing units.
Northcrest Developments is concurrently working on plans for other lands within Downsview. The larger site includes the former Downsview Airport property and former CFB Downsview. Downsview West is located adjacent to the Downsview Park TTC/GO station and Downsview Park.
Twenty per cent of the homes in the west district would be affordable. Canada Lands is partnering with the City of Toronto on its Rental Housing Supply Program to support the affordable housing component.
Approximately 40 per cent of homes are designed to be two and three-bedrooms units.
The Downsview West District Plan targets net-zero operation by 2040. Most residents will live within a five-minute walk from higher-order public transit, supporting the goal of having 75 per cent of trips taken by walking, cycling and transit.
The plan includes 9.3 acres of parks and open spaces. The proposed Aanikoobijiganag Miikana (Ancestors’ trail), an 800-metre pedestrian route connecting Downsview Park TTC/GO stations to Downsview Park, will feature Indigenous-inspired public realm design, art installations and architecture.
“A complete community built for families, climate resilience, transportation, jobs and amenities, the Downsview West District Plan is the result of robust engagement and our deep ambition to deliver more housing with affordability and diversity in mind,” stated Canada Lands CEO Stephan Dery in a statement.
